1. Settlement statement. We need to see owner name, property address, closing date, and
collection of monies regarding POA fees. Other info may be redacted.

Page two of this document. The new owner needs to fill this out. Page one is for buyer to
keep.
3.
A check made out to Woods Creek POA for the assessed fees (see below).
FEES include:
Prorated Dues
Annual Dues - $400
Fiscal Year - June 1 - May 31
If the seller is current on dues, buyer pays prorated dues to seller.
If the seller is not current on dues, seller pays to Woods Creak POA prorated dues for duration of ownership in current fiscal year, accrued interest, and other late fees (detailed below if applicable). Buyer pays prorated dues for duration of ownership in current fiscal year to Woods Creek POA.
Owner Transfer Fee
(for existing property)
Fee - $125
For all resale properties and the sale of empty lots, the buyer is assessed an Owner Transfer Fee at closing.
Capital Assessment Fee
(for newly built homes)
Fee - $500
For newly built homes, the buyer is assessed a Capital Assessment Fee at closing.
